Cracked glass, stuck sashes, fog between the panes — we repair and replace windows across Greenhills and the north Cincinnati area. Family-owned since 2008, fully insured.
Greenhills is unlike any other suburb north of Cincinnati. It was built from scratch in 1938 as one of only three federally planned “greenbelt” towns in the country, laid out by the Resettlement Administration during the Great Depression. The original village core is now a National Historic Landmark, and the whole village still sits ringed by the woods and trails of Winton Woods, the green belt that gave the town its name.
That heritage shapes the windows we work on. The first-generation 1938 homes — the brick and wood-paneled row houses and cottages around the historic district — were fitted with slim wood-framed, single-pane sashes that have now weathered more than eighty Ohio winters. After that many freeze-thaw cycles, with damp drifting in off Winton Lake and the surrounding woods, the wood swells, sashes stick or paint themselves shut, glazing putty crumbles, and sills rot at the corners.
Out toward the Winton Lake neighborhood the story changes. The ranch-style and two-story homes built there in the 1950s and 1960s, plus the rounds of replacement windows added a generation later, are now hitting the age where the sealed double-pane units fail and fog the glass from the inside. Newer townhouses see their share of storm-cracked panes too.
On jobs around Greenhills we see the same short list again and again: rotted sills, sashes that will not budge, drafts where the weatherstripping wore out, and foggy panes no cleaning will clear. Most of it is fixable. A failed seal usually calls for an insulated glass replacement rather than a whole new window, and a cracked pane on a sound frame is a quick glass repair. We work on every street in the village, the historic district included.

In a National Historic Landmark village, the repair-or-replace question carries extra weight. The historic district expects homes to keep their original character, so on the 1938 houses our default is to save what is already there: rebuild a rotted sash section, reglaze a cracked pane, free a sash that has painted itself shut, and add fresh weatherstripping. Those slim wood profiles and the old wavy glass are part of what makes Greenhills look like Greenhills, and on a sound frame they are usually worth keeping rather than tearing out.
Full replacement makes more sense out on the mid-century ranches near Winton Lake, where an original single-pane unit is bleeding heat every winter or foggy double-panes have stacked up across a whole house. In those cases a modern, energy-efficient window pays for itself in comfort and lower heating bills, and our new window installation team sizes each one to the existing opening so the original trim and masonry stay untouched. Either way, you get an honest recommendation after we actually look at the window — never a blanket pitch to replace everything in the place at once.

Often, yes. On the 1938 homes we usually rebuild rotted sash sections, reglaze cracked panes, and free sashes that have swollen or painted themselves shut. Saving the original wood keeps the home’s character intact and is frequently the smarter choice when the frame is still sound.
Carefully, with the home’s character in mind. The Greenhills Historic District expects original details kept, so we favor sash repair, reglazing, and weatherstripping over wholesale removal, matching the slim wood profiles and old glass wherever a frame can still be saved.
Those homes were fitted with early double-pane windows, and over the decades the seal around the sealed glass unit breaks down. Once that happens, moisture works its way between the panes and shows up as a haze that cleaning never removes. Replacing just the glass unit usually fixes it.
It depends on the frame. If the wood is solid, a repair or glass swap is usually the smart move; if the frame is rotted through or an old single-pane is draining heat, replacement pays off. We give you a straight answer after inspecting it, and the calculator above offers a quick ballpark.
