Cracked glass, stuck sashes, fog between the panes — we repair and replace windows across Riverside and the wider Dayton area. Family-owned since 2008, fully insured.
Riverside is one of the Dayton area’s youngest cities — it wasn’t incorporated until January 1, 1995, when the Village of Riverside and Mad River Township merged. Today it is one of Montgomery County’s larger suburbs, home to roughly 25,000 people just east of Dayton. A young city does not mean young houses, though. Most of Riverside’s homes went up in the great postwar building wave, and a lot of their windows are now well past their working life.
The clearest example is Page Manor. Built around 1951 and 1952 under the federal Wherry housing program to shelter workers and families tied to Wright-Patterson Air Force Base, it sits beside the civilian Beverly Gardens section that filled in through the early 1960s. These are compact, mass-produced single-family homes, and their original single-pane wood or early aluminum windows were never meant to handle seventy Ohio winters. After this many freeze-thaw cycles the wood swells and the sashes stick, the glazing putty crumbles away, and aluminum frames sweat and warp.
The Mad River runs right through the middle of the city, and the damp along that corridor is hard on older glazing too. On jobs around Riverside we see the same short list again and again: drafty single-panes that push up the heating bill, cracked glass, and condensation that has fogged panes from the inside. A failed seal on a double-pane usually calls for an insulated glass replacement rather than a whole new window, and a cracked pane on a sound frame is a quick glass repair. We cover Page Manor, Beverly Gardens, North Riverside and the streets near the National Museum of the U.S. Air Force, matching the fix to the window in front of us.

Riverside’s housing is more mixed than its postwar reputation suggests, and the right repair depends on what you’ve got. Alongside the 1950s tract homes there are older bungalows, American Foursquares and Craftsman houses, plenty of split-levels and ranches, and — out by the base — the newer privatized military neighborhoods rebuilt in the early 2000s as The Prairies and The Woods at Wright Field. Those newer homes are now reaching the age where first-generation insulated-glass seals begin to fail and panes fog over.
A good share of Riverside is rental property, especially around Page Manor, so we work with owners and landlords who need the problem solved quickly and sensibly. A rotted section of an otherwise solid frame can be rebuilt, a sticking sash and worn weatherstripping are an afternoon’s work, and a single fogged unit can be reglazed without touching the rest of the house. When a frame is genuinely failing or an old single-pane is bleeding heat all winter, a modern replacement earns its keep, and our window installation crew sizes each unit to the existing opening so the trim stays intact. Either way you get a straight repair-or-replace answer, not a blanket pitch.

Yes. We cover every part of Riverside — Page Manor, Beverly Gardens, North Riverside and the streets near the Air Force museum — along with the wider Dayton area. The city is compact and close to our service area, so getting a technician out to look at your windows is quick.
Usually, yes. Fog between the panes means the sealed glass unit has lost its seal, and in most cases we swap just that insulated unit instead of the whole window. The frame, sash and trim stay put, which keeps the job faster, cleaner and less disruptive for you.
Most of it comes down to age and the Mad River humidity. Many local homes still carry their original 1950s wood or aluminum windows, and after decades of Ohio freeze-thaw the wood swells, the putty crumbles and the weatherstripping wears out. That is exactly the kind of work our team handles every week.
It varies widely. The Page Manor and Beverly Gardens homes built for base workers date to the early 1950s, while the privatized military neighborhoods near the base were rebuilt in the early 2000s. That mix means we see everything from original single-panes to first-generation double-panes whose seals are starting to fail.
Often a repair is the smarter call for a rental. If the frame is solid, reglazing a fogged unit or fixing a sticking sash solves the problem with little disruption. When a frame is rotted or an old single-pane is wasting heat, replacement pays off — we give owners a straight answer after inspecting it.
