Windows in a Great Miami River Mill Town

West Carrollton sits on the Great Miami River just south of Dayton, and the town grew up around the water. Laid out in 1830 as Carrollton, it became one of the anchors of “The Paper Valley” — the run of paper mills that have lined this stretch of river since the late 1800s. All of that shaped the housing — block after block of modest, well-kept homes built for mill and factory families.

Those homes fall into two broad groups. Near the old downtown and the river you find early-1900s Craftsman bungalows, Cape Cods, and small wood-frame houses still on their original single-pane sashes. Out in West Carrollton South — neighborhoods like Forest Ridge, Quail Hollow, Pheasant Hill, and Northridge Estates — the stock shifts to ranches and split-levels built mostly between the 1970s and the 1990s. Each era brings its own kind of window trouble.

The river valley ties it all together.
