The fixed structural border that surrounds and supports the window sash, consisting of a head (top), sill (bottom), and two side jambs anchored into the wall opening.

The window frame is the rigid outer structure of a window unit โ€” the part that stays fixed in the wall while the sash opens and closes. It consists of four members: the head (top horizontal piece), the sill (bottom), and two jambs (sides). The frame transfers the window’s weight and wind loads into the rough opening framing of the wall.

Frame Materials

  • Vinyl (PVC) โ€” the most common material today. Low maintenance, good insulation, won’t rot or corrode. Less rigid than wood or aluminum.
  • Wood โ€” traditional, excellent insulation, paintable. Requires periodic maintenance; vulnerable to rot if the finish fails.
  • Aluminum โ€” strong and slim-profile; conducts heat (poor insulator unless it has a thermal break).
  • Fiberglass โ€” premium option; very strong, excellent insulation, minimal expansion/contraction. Most expensive.
  • Composite โ€” wood fiber and polymer blend; combines wood aesthetics with vinyl durability.

Frame vs. Sash

Homeowners often confuse frame and sash. The frame is the fixed border โ€” it never moves. The sash is the operable panel inside the frame that holds the glass and opens and closes. When a window is “stuck,” the problem is usually the sash, not the frame. When water damage is present, the frame โ€” especially the sill โ€” is often the affected part.

Common Frame Problems

  • Rotted wood sill โ€” the sill is the lowest horizontal member and the most exposed to rain. Early rot can be repaired with epoxy filler; advanced rot requires sill replacement.
  • Warped frame โ€” house settling or moisture swelling can rack a frame out of square, binding the sash.
  • Cracked vinyl โ€” UV exposure and impact can crack vinyl frames; sections can sometimes be replaced.
  • Failed caulking โ€” the joint between frame and exterior wall cladding must be sealed. Failed caulk lets water infiltrate the wall cavity.

Full-Frame vs. Insert Replacement

When replacing windows, you choose between full-frame replacement (remove the entire frame, install a new unit from scratch) and insert/pocket replacement (keep the existing frame, install a new sash unit inside it). Insert replacement is faster and cheaper but requires the existing frame to be in good condition.
