Batavia is the seat of Clermont County, and it grew up right at a river crossing — the old Donnells Trace ford on the East Fork of the Little Miami River, at the foot of Spring Street. George Ely laid the village out in 1814 and named it after Batavia, New York, and the courthouse square has anchored downtown ever since; the current Clermont County Courthouse went up in 1936. That long history means the local housing spans nearly two centuries, and the windows tell the same story.
Walk the sidewalk-lined streets near downtown and you pass mid-to-late-1800s Federals and two-story homes with deep front porches, most still carrying their original wood double-hung sashes. A short drive out you reach the postwar layer — 1950s brick ranches and 1980s bi-levels with their split-level banks of windows — and beyond that, the new-subdivision boom that has filled Batavia Township and the rest of Clermont County over the last two decades, much of it within reach of UC Clermont College. Each era brings its own kind of window job to our schedule.
On jobs around Batavia we see the pattern the East Fork sets up. River-valley damp plus southwest-Ohio freeze-thaw rots the bottom rails and sills on the old wood sashes, swells them shut against the frame, and crumbles the glazing putty until the glass rattles loose. The brick ranches and bi-levels have reached the age where early double-pane seals let go and the glass fogs from the inside, no matter how often you clean it. The newest subdivision homes are just starting to hit that same wall as their builder-grade units cross the twenty-year mark. Most of it is fixable without tearing the window out. A blown seal usually calls for an insulated glass replacement rather than a whole new unit, and a cracked pane on a solid frame is a quick glass repair.
