Century-Old Windows in America's First Planned Village

Glendale sits about 15 miles north of Cincinnati, just off I-75 at Sharon Road. It was laid out in 1851 as a 200-acre subdivision and is widely recognized as the first planned community in Ohio — and likely one of the first in the nation. Instead of a grid, its streets curve to follow the land, lined with cobblestone gutters, gaslights, and old iron street signs. More than 400 of its houses are over a century old, and in 1977 the whole 292-acre village was named a National Historic Landmark District. It has also held Tree City USA status for more than twenty years, and its restored Victorian-era railroad depot now anchors the local heritage group founded in 1974.

That heritage shapes every window in town. Greek Revival, Italianate, Queen Anne, Second Empire, and Carpenter Gothic homes still carry their original wood single-pane sashes, hand-fitted to openings that were never standardized. After more than a hundred Ohio freeze-thaw winters, the wood swells and the sashes stick or paint shut, the glazing putty dries out and crumbles away, and sills rot where rainwater has sat season after season.

On jobs around Glendale we also see a second pattern. Homes updated a generation ago with early double-pane units have reached the age where the seals fail and moisture fogs the glass from the inside. A failed seal usually calls for an insulated glass replacement rather than a whole new window, while a cracked pane on a sound sash is a quick glass repair. We handle the full range — from a painted-shut parlor sash on Sharon Avenue to a foggy picture window in a newer home near the old depot. Whatever the era, we match the fix to the home and the climate it has weathered.

Repairs That Respect the Historic District

Because Glendale lies inside a National Historic Landmark District, most exterior changes go through an Appropriateness Review by the village’s Planning and Historic Preservation Commission. Window work is part of that — the guidelines weigh how a replacement looks from the street, its proportions, its muntin pattern, and its materials. We work within that process all the time.

For many owners, that tips the answer toward repair. A rotted section of an otherwise sound frame can be rebuilt, original glass reglazed, and a painted-shut sash freed and re-roped so it slides like it did a century ago — all while keeping the look the commission wants to protect. When a unit is genuinely beyond saving, we source replacements that match the original sightlines and muntin layout, so the new window reads as period-correct rather than modern. Our window installation team sizes each one to the existing opening so the historic trim and brick stay intact. Either way, you get a straight repair-versus-replace recommendation after we look at the actual window — never a blanket pitch to tear everything out.

FAQs

Do you serve all of Glendale's historic district?

Yes. We work throughout the village — from the homes along Sharon and Congress Avenues to the streets near the old railroad depot — plus nearby Wyoming, Springdale, and Woodlawn. Glendale is about 15 miles north of Cincinnati, so getting a technician out to you is quick.

Can original wood windows be saved instead of replaced?

Often, yes. Many sashes that look beyond hope just need the old glazing putty replaced, the wood treated or rebuilt, and the cords re-roped so they slide again. Keeping the original window is usually cheaper and also fits the historic-district guidelines better than a full swap.

Will I need approval to replace a window here?

Most exterior work in the historic district goes through an Appropriateness Review by the village Planning and Historic Preservation Commission. The guidelines look at how a replacement matches the home’s proportions and muntin pattern. We spec and size units to fit those expectations, which makes the review go smoother.

Why do the panes in my older windows fog up?

Fog between the glass means the sealed unit has lost its seal and moisture has crept in. It happens to double-pane windows installed a few decades ago. In most cases we replace just the insulated glass and leave the frame, sash, and trim in place, which keeps the job fast and clean.

How do you decide between repair and replacement?

It comes down to the frame. If it is solid, a repair, reglaze, or glass swap is usually the smart call; if the wood is badly rotted or an old single-pane is wasting heat each winter, replacement pays off. We give you a straight answer after inspecting the window, and the calculator above offers a quick ballpark.
