Trotwood sits about eight miles northwest of downtown Dayton, and its homes tell the story of a farm town that grew up in layers. The city was incorporated in 1901 out of old Madison Township, and its Olde Town core still holds large, character-filled houses from the late 1800s. Ring out from there and you reach the real bulk of the housing: a wide postwar belt where well over half of all homes were built between the 1940s and the 1960s — bi-levels, ranch-style houses, and American Foursquares on quiet residential streets. The old rail corridor through town is now a scenic bikeway, a reminder of the farm-and-railroad roots that still frame the edges of the city.
Each of those eras brings its own window problem. The oldest Olde Town homes often still carry original wood-framed, single-pane sashes, and after generations of Ohio freeze-thaw the wood swells, the sashes stick, and the glazing putty dries out and crumbles. The postwar ranches and bi-levels are now at the age where their first round of double-pane replacements is failing — the seals let go and moisture fogs the glass from the inside, where no amount of cleaning will reach it.
On jobs around Trotwood we see the same short list again and again: rotted sills on the older wood units, drafts where worn weatherstripping has given up, and cloudy panes from blown seals. Most of it is fixable without tearing the window out. A failed seal usually calls for an insulated glass replacement rather than a whole new unit, and a single cracked pane on a sound frame is a quick glass repair. Newer corners of the city, like the custom homes going up in Wolf Creek Run, are far enough along that even their builder-grade glass is starting to need attention.
