Window Work for Lancaster's Square 13 and Beyond

Lancaster sits about thirty miles southeast of Columbus, where the flat farmland gives way to the foothills of the Hocking Hills. It is the seat of Fairfield County, and its downtown holds one of the best collections of nineteenth-century architecture in the state. The nine blocks known as Square 13 climb a low hill in Greek Revival, Italianate, and Queen Anne homes, many built of brick burned from local clay and trimmed with locally quarried sandstone. The Sherman House on East Main dates to 1811, and a great many of these homes still wear their original windows.

That is exactly what makes window work here different. The sashes in these old homes are often custom shapes — arched tops, fanlight transoms, and tall double-hungs with true divided lites — set into solid sandstone and brick openings. The glass is frequently the original wavy single-pane stock, and on a designated home the goal is usually to preserve that character, not erase it. In the foothills the freeze-thaw swings are hard on old glazing, and decades of them loosen putty and swell wood until a sash sticks shut. We lean toward repair first: reglazing, rebuilding a rotted rail, freeing a painted-shut sash, or matching a broken pane so the window reads the same from the street.

Lancaster is not only its historic core, though. The Mount Pleasant and Camp Ground neighborhoods are full of early-1900s Craftsman bungalows and farmhouses with wide double-hung windows, and the newer subdivisions out toward River Valley Mall bring 1990s and 2000s builds whose first-generation double panes are now fogging. A failed seal there is usually an insulated glass replacement, and a single cracked pane on a sound frame is a quick glass repair. From the courthouse square out to the east-side subdivisions the drive stays short, so we handle the full spread across town.

Preserving the Look When a Window Must Be Replaced

In a town with a design-review district, replacement is not just about performance — it is about keeping the home’s face intact. When a window in a historic Lancaster home is too far gone to save, we size the new unit to the existing opening and match the sightlines, grille pattern, and proportions so the sandstone lintels and original trim stay exactly where they are. Many owners are surprised how close a modern, energy-efficient unit can come to the look of the old one while finally cutting the winter drafts.

For the bungalows and post-war homes, the calculus is simpler. A rotted sill on a sound frame gets rebuilt, worn weatherstripping and a sticking sash are an afternoon’s work, and a whole-house run of foggy double-panes is the point where replacement starts to pay for itself in comfort and heating bills. Our window installation team handles standard openings and the odd historic shapes alike. Either way, you get a straight repair-versus-replace recommendation after we actually look at the window — never a blanket pitch to tear everything out. Lancaster’s homes have stood for generations, and the right window keeps them looking the part.

FAQs

Do you work on homes in the Square 13 historic district?

Yes. We repair and restore windows throughout Lancaster’s historic districts, including Square 13. For older homes we lean toward saving the original sash and glass where we can — reglazing, rebuilding rails, and matching panes — so the house keeps the look that made the district worth protecting in the first place.

Can the original wavy glass in an old window be saved?

Often, yes. If the frame and sash are sound, we can re-seat or re-glaze the original single-pane glass rather than discard it. When a historic pane is broken beyond repair, we match the replacement as closely as possible so the window still reads correctly from the street.

How do you handle arched or odd-shaped historic windows?

We measure and rebuild or order to the exact shape. Arched tops, fanlight transoms, and tall divided-light sashes are common in Lancaster’s nineteenth-century homes, and they rarely come off a big-box shelf. We size each unit to the existing sandstone or brick opening so the surrounding trim stays untouched.

Is it better to repair or replace my window?

It depends on the frame. A solid frame usually calls for a repair or a glass swap, while a rotted frame or a heat-leaking single-pane is often worth replacing. We give you a straight answer after inspecting the window, and the calculator above offers a quick ballpark before we visit.

Are the newer neighborhoods near River Valley Mall covered?

Yes. Along with the historic core, we cover Lancaster’s newer east-side subdivisions and the wider Fairfield County area. Those 1990s and 2000s homes most often need failed insulated-glass units swapped when the panes fog, which is a faster fix than replacing the whole window.
