Stuck steel casements, fogged glass, drafty old sashes — we repair and replace windows across Troy and the Miami County area. Family-owned since 2008, fully insured.
Troy is the seat of Miami County, and its center still wraps around the 1807 Public Square — a landscaped traffic circle with a fountain where the county’s third courthouse once stood. Two overlay historic districts spread out from there: the Central Troy district along the Great Miami River and the Southwest district just below it. Between them sits one of the most varied collections of early-1900s homes in the Dayton area.
That variety is exactly why no two window jobs here look alike. On a single block we will see American Foursquares and Craftsman bungalows with deep wood double-hungs, Dutch Colonials with gambrel dormers, and Tudor Revivals whose original steel casements and leaded, diamond-pane glass have started to rust, bind, and drop their glazing. Add the 1914 Romanesque Hayner mansion and the Victorians ringing the square, and you get a downtown where the right fix depends entirely on the window in front of us.
After this many Ohio winters, the patterns repeat. Wood sashes swell and stick, sash cords snap, and the putty around the glass crumbles away. Steel casements rust at the corners and stop closing tight, while the soldered cames on leaded windows sag and let the small diamond panes work loose. Cracked panes show up on otherwise solid frames, and the early double-pane units some owners added a generation ago now fog from the inside. Most of it is repairable. A broken pane on a sound frame is a straightforward glass repair, and a fogged sealed unit usually calls for an insulated glass replacement rather than a whole new window. From our base in the Dayton area we cover every street from the river down to Canal, often the same week you call.

Troy is not only its historic core. Out toward I-75 the city has grown into newer subdivisions — Stonebridge Meadows and the New Traditional and ranch builds near Concord Elementary among them — where the homes are only a couple of decades old. The windows there tell a different story than the ones downtown.
These houses came with builder-grade insulated units, and the first generation of those seals is now reaching the end of its life. The classic sign is a haze or trapped condensation between the panes that no cleaning will touch. The frame and sash are usually fine, so the smart move is to swap the failed glass, not the whole window. Sitting close to the Great Miami River does not help — the damp, freeze-thaw swings of a Miami Valley winter are hard on any seal.
When a frame really is shot, or an aging unit is bleeding heat every January, replacement earns its keep. Our window installation crew sizes each new unit to the existing opening so trim, siding, and brick stay untouched. Whether your home sits on the Public Square or in a 2010s cul-de-sac, you get a straight repair-or-replace answer after we look at the actual window — not a blanket pitch.

Yes. We work throughout both the Central and Southwest historic districts, the homes around the Public Square, and the newer subdivisions out toward I-75 — plus the wider Miami County area. It is a short drive for our crews, so scheduling a look at your windows is quick and easy.
Often, yes. Original steel casements that have rusted, bound up, or lost their glazing can usually be freed, treated, and reglazed rather than torn out, which keeps the period look of a Tudor or older home intact. When the leaded or diamond-pane glass itself is failing, we can replace the glass while preserving the frame.
That haze or trapped moisture means the seal on the insulated glass unit has failed and let humidity inside. It is common once builder-grade windows pass fifteen or twenty years. In most cases we replace just the sealed glass unit, leaving your frame, sash, and trim in place for a faster, less disruptive fix.
We start by measuring the existing opening and matching the sash profile, sightlines, and divided-light pattern so a repaired or replaced unit still suits the house. For homes in the historic districts that matters a great deal, since the goal is to keep the original character while gaining modern performance.
It depends on the frame. If it is solid, a repair or a glass swap is usually the smarter, lower-effort route; if the frame is rotted or an old single-pane is draining heat all winter, replacement pays off. We give you a straight answer after inspecting it, and the calculator above offers a quick ballpark.
