Cracked glass, stuck sashes, fog between the panes — we repair and replace windows on homes across Circleville and the wider Pickaway County area. Family-owned since 2008 and fully insured.
Circleville sits about 30 miles south of Columbus on US-23, the seat of Pickaway County and one of the more unusual towns in Ohio. It was laid out in 1810 as a literal circle of streets wrapped around an ancient earthwork, then painstakingly squared into a grid between 1837 and 1856 — one of the earliest planned redevelopments in the country. Each October the town swells for the Circleville Pumpkin Show, the free four-day festival it has thrown since 1903. That long history is written into the housing.
Downtown, in the historic district and City Center, more than half the homes were built before 1939. These are brick and frame Victorians and Colonial Revivals with their original double-hung wood windows, the kind that look wonderful and fight you every winter. After this many Ohio freeze-thaw cycles the wood swells, sashes stick in their frames, and the old glazing putty dries out and crumbles away from the glass.
The Scioto River runs right along the west edge of town, and that valley humidity is hard on sealed glass. Homes updated a generation ago with early double-pane units are now hitting the age where the seals let go and moisture fogs the panes from the inside. On jobs around Circleville we see the same short list over and over: rotted sills, drafty worn-out weatherstripping, and foggy glass that never wipes clean. Most of it is fixable. A blown seal usually calls for an insulated glass replacement rather than a whole new window, and a cracked pane on a sound frame is a simple glass repair. We work on every style of window the town’s homes were built with, from the double-hung wood units downtown to the vinyl and aluminum in the newer subdivisions.

With homes this old, the real question is rarely whether to act — it’s whether to repair or replace. We give a straight answer, because the cheapest fix that genuinely solves the problem is usually the right one. A rotted section of an otherwise sound frame can be rebuilt, a cracked pane gets new glass, and a sticking sash with tired weatherstripping is an afternoon’s work rather than a reason to tear the window out. We will also tell you plainly when a repair is only a stopgap, so you are not paying for the same window twice.
Replacement earns its keep when the frame itself is failing, when an old single-pane is bleeding heat every January, or when foggy double-panes have stacked up across the house. Circleville also has growing subdivisions on its northern edge, where builder-grade insulated units installed fifteen or twenty years ago are now starting to fog on schedule. Whether the home is an 1890s downtown Victorian or a newer build off US-23, our window installation crew sizes each unit to the existing opening so the original trim and brick stay put. You get a recommendation only after we actually look at the window.

Yes. We serve the whole of Circleville — the historic district, City Center, the east side, and the newer subdivisions north of town — along with the rest of Pickaway County. We are about 30 miles south of Columbus, so scheduling a technician out to you is straightforward.
Usually it can. Fog trapped between the panes means the sealed glass unit has failed, and in most homes we swap just that insulated unit instead of the entire window. The frame, sash, and trim stay where they are, which keeps the job quicker and far less disruptive.
More than half of the homes in and around the historic core were built before 1939. Many still wear their original wood double-hung windows, and after a century of Ohio winters those are exactly the units we most often repair, reglaze, or upgrade.
It is usually a tie between rotted wood sills and sashes, worn weatherstripping that lets drafts pour in, and foggy panes from failed seals. All three are routine work for our team, and none of them automatically means tearing out the whole window.
It depends on the frame. If the frame is solid, a repair or a glass swap is usually the smart move; if it is rotted or an old single-pane is draining heat, replacement pays off. We give you a straight answer after inspecting it, and the calculator above offers a quick ballpark.
