Circleville sits about 30 miles south of Columbus on US-23, the seat of Pickaway County and one of the more unusual towns in Ohio. It was laid out in 1810 as a literal circle of streets wrapped around an ancient earthwork, then painstakingly squared into a grid between 1837 and 1856 — one of the earliest planned redevelopments in the country. Each October the town swells for the Circleville Pumpkin Show, the free four-day festival it has thrown since 1903. That long history is written into the housing.

Downtown, in the historic district and City Center, more than half the homes were built before 1939.
